Coverage is the single largest variable. Premium interior emulsions cover 10–12 m² per litre per coat on a puttied surface, while the same paint on rough plaster may drop to 7 m². Exterior textured finishes can fall below 5 m² per litre.
Always price two finish coats over one primer coat as the minimum specification. New masonry additionally needs two coats of wall putty at roughly 1.2 kg/m² total to level the surface before priming.
Deduct only openings larger than 0.5 m². Small windows are normally ignored because the extra cutting-in effort offsets the saved area.
Treat every output as an indicative pre-tender estimate. Site conditions, wastage allowances, specification changes and local market rates all move the final figure, so validate against your drawings and approved rate analysis before procurement.
