Gypsum ceilings are quantified in square feet of finished surface. A standard 1200×2400 mm board covers 2.88 m²; add 8% for cutting around light fittings, diffusers and level changes.
The framing grid drives half the cost: ceiling sections at 450 mm centres, intermediate channels at 1200 mm and soffit cleats at 900–1200 mm, all suspended from the slab with adjustable hangers.
Jointing tape, compound and two coats of putty are consumables that add roughly 10% to the board cost and must be shown separately in the BOQ.
Treat every output as an indicative pre-tender estimate. Site conditions, wastage allowances, specification changes and local market rates all move the final figure, so validate against your drawings and approved rate analysis before procurement.
