The FSI and FAR calculator below follows standard Indian construction practice and the relevant IS-code conventions. Enter the site dimensions exactly as measured, press Calculate Now, then refine the quantities line by line in the live sheet before you export.
Floor space index is the ratio of total built-up area to plot area. A 300 m² plot with FSI 1.8 permits 540 m² of construction, distributed across any number of floors subject to height and coverage limits.
Ground coverage limits the footprint independently of FSI. Even with generous FSI, a 60% coverage rule forces you to build taller rather than wider, and setbacks further reduce the usable footprint.
Most municipalities exclude stilt parking, staircases, lift wells and service ducts from FSI, and several allow premium or TDR-based FSI above the base entitlement at a fee. Check the current development control regulations before you finalise the plan.
Treat every output as an indicative pre-tender estimate. Site conditions, wastage allowances, specification changes and local market rates all move the final figure, so validate against your drawings and approved rate analysis before procurement.
